  • Pre-acquisition appraisal of a £40m shopping centre in the West Midlands being sold by a bank/administrator on behalf of a private investment fund client. The scheme had suffered during the recession and a related dearth of investment from its former owner
  • The project sought to assess what level of capital investment in both the shopping centre’s infrastructure and its tenant line-up would be required to re-balance the scheme and reduce the void rate. Local development and possible new sources of competition also needed to be considered
  • We managed a team of architects, planners and quantity surveyors to work through a capital investment programme for a possible overhaul of the scheme’s fabric together with a dialogue with letting agents and prospective tenants to ascertain the viability of the shopping centre’s projected net rental tone
